| Presentation Summary |
This presentation will walk through the revitalization of Pier 70's Building 12, which is a former shipbuilding warehouse built in 1941,in the heart of the Pier 70 development in San Francisco’s Dogpatch neighborhood. This project’s successful entitlement strategy, as explained by the Owner, used best practices for community outreach and development along with a strong partnership with the Port of San Francisco. The vision that resulted from these efforts is a mixed-use building that combines the modern maker movement, neighborhood retail and today’s creative office workforce. The new Building 12 will be a vibrant community space that is integral to the overall site, and connected to the adjacent neighborhoods and San Francisco Bay waterfront. Understanding that the site was threatened by future sea level rise, the owners focused on resiliency from project inception, choosing to lift the building 10’ above current grade to reduce the impact of sea water rise. Other resiliency efforts included the push for electrification and decarbonization of the building to limit the project’s greenhouse gas emissions. While the project mostly banned fossil fuels and emissions from on-site combustion, the project team set these goals before any local electrification requirements from various Bay Area municipalities were passed. As the design evolved, an initial study and investment was made into a passive design approach, running an analysis using THERM to inform the insulation at the building’s envelope as a first method to reduce heating and cooling loads. In order to further ensure thermal comfort for the range of building occupants, the team used a decentralized, high performance HVAC strategy which included heat pumps and radiant slab. The design team will walk through the challenges and goals of reusing and adapting a historic building into a sustainable centerpiece which will be used and enjoyed by all San Franciscans. |

Ariane Fehrenkamp
Ariane Fehrenkamp is a Senior Project Manager at Perkins&Will. Ariane has over 18 years of professional experience in architecture and design, having completed a diverse range of complex project types. For the past four years, she has been working on the Buildings 12 and 15 projects at Pier 70—from Schematic Design through Construction. Ariane’s other notable projects include The James R. Herman Cruise Ship Terminal at San Francisco’s Pier 27; Building O Apartments in the Dogpatch; and 220 Golden Gate Avenue, which rehabilitated the historic Central YMCA in San Francisco’s Tenderloin neighborhood. Ariane received her Master's in Architecture from the University of California at Berkeley. Prior to her work as an architect, Ariane was a writer for an international art magazine. Tim Bacon
Tim Bacon is a Senior Director of Development at Brookfield Properties, and part of the development team at Pier 70 in San Francisco, one of Brookfield's premier mixed-use developments. He leads the rehabilitation of the primary historic asset at Pier 70, Building 12, along with the other historic rehabs of Building 2 and Building 21, and also directs the strategy for retail and maker leasing across the entire Pier 70 project. Tim has over 18 years of urban retail and mixed-use real estate development in San Francisco and other west coast markets. He has a BA from the University of Washington and is originally from Seattle, now an 18 year Bay Area resident. He lives in San Rafael with his wife and son. Alyse Falconer
Alyse Falconer, a Principal at Point Energy Innovations, is a registered professional engineer and LEED accredited professional, designs sustainable and high-performance buildings. With over ten years of experience, she has designed, managed and completed multiple LEED projects, CHPS projects, Net Zero Energy & Carbon and Passive House projects. Project expertise ranges from mixed use offices, laboratories, hospitals, to university and public schools. She has spoken at both ASHRAE and GreenBuild Conferences. An active volunteer in ASHRAE and most recently, the 2020-2021 Golden Gate Chapter President, Alyse was awarded the 2017 New Faces in Engineering Award, which recognizes the outstanding talents, skills and abilities of emerging engineering leaders. She was also recently recognized as the Engineered Systems Magazine’s 20 Women to Watch in HVAC. Alyse spends time volunteering with First Graduate, a mentorship program for students who aspire to become the first college graduates in their family. |
